emails to each and every Realtor in the Kootenai County, Coeur dAlene
Board of Realtors so they can match your home to their buyers needs. While
the Spokane MLS doesn't have the same features, we're constantly in contact
with our fellow Realtors and updating them on our new listings, price changes
and just to "keep in touch" and keep the property fresh in their mind. While
there are many avenues to pursue in selling a home, it's a statistical fact
that chances are a fellow Realtor will be the one who brings a buyer, we're
constantly keeping in touch. |

Book: Your home is
added to the Multiple Listing Service Book available to all licensed agents
in the area. While not the tool it used to be due to the computer, many of
the seasoned agents still use it and we make sure your home is
included. |
| FlexMLS
and Paragon
Websites: Your listing,
including all details, is added to the FlexMLS website in Idaho and the Paragon
website in Washington, used by agents and brokers to access and view all
listings. Your home will also be added to a Hot Sheet so all the agents know
there is a new listing in town. While Washington limits the number of photos
to nine, we always add a link to our virtual tour, so a buyer has complete
access to the dozens of quality photos taken of your property. |
| Internet:
Your home will be added
to our GMAC Real Estate Northwest websites, including gmacnw.com,
Northidahorealestate.com, and linked to from our national gmacrealestate.com,
as well as Realtor.com and our personal website, KirkandMimi.com. From those
sites, it branches out to literally dozens of external sites such as BobVila.com
and other home and property sites. We also add your home to many of the
international sales sites such as zillow.com and craigslist.com. We're proud
of our advertising and take the time to include as many photos as possible,
and always photos that show your property in it's best light. |
| Yard Sign:
We have an attractive,
unique GMAC "For Sale" sign placed on your property that will direct calls
to our office so that we can qualify buyers and arrange all viewings with
minimal inconvenience to you. |
| Broker Open
House: We schedule
an immediate open house for all GMAC agents to view your property in Idaho.
If it's a Washington list, we make sure we present a virtual tour of the
property at the first available office meeting. |
| Flyers:
Along with your visible
"For Sale" sign, we will create distinctive color flyers with information
about your property. After looking at a number of houses in one day, your
home can get lost in the shuffle if you dont have an attractive,
attention-getting flyer to remind the buyer of your home. |

Advertising: Your Home
will appear in local periodicals such as Homeseeker magazine, The Real Estate
Book, CDA Press, Nickels Worth, etc. A picture is worth even more than
a thousand words when it comes to Real Estate, so well make sure that
whenever possible, every ad for your home includes superior
photographs. |
| Television: Your home will also appear on Channel 18s "Ace
TV" 3 times daily thats over 20 times a week! Included on each
spot are several photos and a flattering description of your home for the

| Feedback:
After your home is viewed
by an agent from GMAC or any agency, we personally contact them and ask for
feedback. We gather the feedback and go over the comments with you weekly
to make sure were showing your home in the best possible manner. This
allows you to make any necessary adjustments to your homes
showing. |

"chemistry". You have to be comfortable
with your agents ability, professionalism and dedication to getting
